Residential real estate is the most profitable investment an individual can make.  As an example, if I asked you what has been the best investment you have ever made, the answer would probably be your own home, which is residential real estate.

 

Given that in the past, your house has been your best investment, isn't it logical to conclude that your home (and residential real estate in general) will yield excellent profits in the future?

 

One of the keys to success is the concentrating of your efforts and investment in the area where you receive the highest returns.  Applying this wisdom to your investment planning leads us to the following conclusion:

 

Since residential real estate (your home) has proven to be your best investment, your optimum strategy to maximize profits into the future, is the purchase of additional residential real estate for yourself.

 

 

You can pursue this strategy in two ways:

 

Strategy A:

 

You find a suitable residential property for sale and try to negotiate a fair price.  You purchase the property.  Financing must be arranged and a cash down payment (usually between 10% and 50% of the price) is required plus your legal fees and land transfer taxes.

 

You still have to find a tenant, (and advertise for new tenants regularly), repair and maintain the property and keep your books and financial records in order.  If your property is vacant, you must come up with cash to make the mortgage payments and you get calls in the middle of the night about repairs, etc.  It can be a lot of work and headaches.

 

You still probably make a good profit on the real estate but a great deal of your time and energy is required.

 

Strategy B:

 

You purchase a professionally structured residential condominium real estate investment.  The condominium investment includes the property and you have optional professional rental management.  The management is there to minimize the problems and risk to you the investor and increase your profits.

 

The rental of the unit is professionally managed for you to minimize your time required.  Financing is arranged which covers up to 90% of your condominium.
